Frequently Asked Questions

Answers to common questions from Whistler property owners.

How is your management fee calculated, and what does it cover?

Our management fee is charged only on net rental revenue—not on taxes, booking fees or cleaning fees. It includes professional photography, the Municipal business licence, linens and towels, and small operating items such as light bulbs and batteries. There are no hidden or additional management fees.

How will you market my Whistler property?

We use professional photography and promote properties across major booking platforms, including Airbnb, VRBO, Booking.com, Expedia and Stayz, as well as through direct bookings.

How do you set nightly rates and maximize revenue?

AI powered pricing tools are helpful guides, but experience and intuition are key to maximizing revenue. On a weekly basis, we adjust nightly rates and minimum stay requirements to get the strongest bookings.

How do you screen guests?

Non-negotiable house rules such as no smoking, no parties, quiet hours from 10pm-8am are foundational at each property. We also screen each guest for every reservation, looking at their past reviews & analyzing their message to identify risks (the message says a lot!). Experience and intuition are key to identifying poor guests, and we remain the right to decline any booking. What's more, having a quality property that commands a higher rate naturally attracts a respectful guest.

Who coordinates housekeeping, maintenance and repairs?

We coordinate housekeeping, regular maintenance and repairs to keep each property in exceptional condition. As long-time Whistler locals, we work with a trusted network of trades and service businesses.

Can you help with improvements or renovations?

Yes. We provide complimentary consultations on cost-effective improvements, pass along our designer discounts with several retailers and can connect owners with trusted local contractors.

Who handles municipal and provincial licensing?

We coordinate the appropriate Municipal and Provincial licences for your rental property and collect and remit applicable sales taxes on your behalf.

Do you support Non-Resident property owners?

Yes. For Non-Resident clients, we handle monthly revenue remissions as part of our management support.

What are some expenses related to owning a vacation rental property in Whistler?

Aside from the usual costs of ownership such as strata fees, hydro & Wifi, the added ownership costs are the Provincial and Municipal Business License, & the annual Tourism Whistler Fee. Whistler Stays pays for the Municipal Business License.

Why do you manage a select number of properties?

Our focused portfolio lets us invest more time, energy and resources into every home. The result is better property care, attentive owner service and stronger revenue performance.

Can I use my place when I want?

Yes, absolutely. Before opening your calendar to guest bookings, we first ask for any dates you'd like reserved for your own use.
